“False ceiling” in Mumbai covers several different jobs that get collapsed into one phrase: a gypsum grid, a wooden pelmet, a bulkhead over an AC, and a laminate or veneer lining. Mumbai Master Carpentry quotes the carpentry portion. We are not a civil contractor, and we are not the licensed electrician.

If the ceiling is part of a kitchen or a wardrobe run — a pelmet, a bulkhead, a loft face — it belongs on that itemised quote. If it is part of a whole-flat carpentry scope, it belongs on the home renovation carpentry quote as its own lines, not inside a mystery package.

What we mean by false-ceiling carpentry

On our jobs, ceiling carpentry usually means one or more of these:

The frame material (wood or metal) and the skin (ply, other board, or a gypsum board we are actually fixing) have to be named. “False ceiling” alone is not a specification.

What this page does not pretend to be

A lot of Mumbai ceiling quotes are a gypsum board grid with paint, done by a ceiling contractor, with an electrician for the points. That can be the right trade for a plain white grid. It is a different bill from a carpentry pelmet.

We will say so on the visit. If you already have a gypsum team, we can limit ourselves to the wooden pelmets and the joinery that meets the furniture, so two contractors do not price the same square foot. If a quote from anyone says only “false ceiling, lump sum,” ask who supplies the board, who fixes it, and who does the wiring.

We do not take on RCC, waterproofing, or the electrical licence. Light cut-outs are marked with your electrician. Plumbing leaks above a ceiling are a plumber’s repair before anyone closes the box.

When a drop helps, and when the slab is already low

Older South Mumbai flats can have a tall slab and a beam that stops a wardrobe or a curtain from sitting cleanly. A shallow bulkhead or a pelmet solves that. Many newer apartments have less height. A drop of a few inches then makes the room feel smaller and can steal hanging height from a wardrobe.

We measure the slab, the beams, the AC, and the fan or light positions before we recommend a drop. A cove that looks good in a reference photo and leaves the fan hitting the pelmet is a failed detail. Kitchen chimney clearance is the same kind of check: the pelmet cannot occupy the space the chimney needs.

Society rules matter. Some buildings want permission before anyone drills into the slab, and they want a delivery window for boards. Tell us that at the visit. It is the same conversation we have on occupied renovations: dust, lift bookings, and which room you need to live in.

Moisture, kitchens, and bathrooms

A closed ceiling over a bathroom or a steamy kitchen can hide a slow leak until the board swells. We do not box an active leak. In kitchens, the pelmet and the tall-unit top need a finish that can be wiped, and a carcass or frame that is not left raw at the cut. Shutters under that pelmet are still a separate choice — laminate vs acrylic — and the wet-zone board is still the ply guide conversation.

An AC bulkhead needs a service plan: how the filter comes out, and whether the drain slope is the AC installer’s job. We build the joinery around that. We do not redesign the AC drain on site and call it included.

Price: no per-square-foot ceiling rate

We do not publish a per-square-foot false-ceiling price, and we do not publish a “ceiling package” band.

On this site, carpentry renovations start from ₹1,20,000. That figure is the indicative band for a 2BHK-scale carpentry package (kitchen, wardrobes, and the remaining joinery), not the price of a ceiling. A single pelmet or a short bulkhead is a smaller measured job. It is priced on its own quote. Do not read ₹1,20,000 as a ceiling starting price, and do not read a cheap per-foot number from another trade as our bill.

Typical project engagements on the site start from ₹55,000. That is a general starting band after scope is clear. It is not a ceiling rate either.

What an honest ceiling line includes

  1. Area measured, and the drop in millimetres — not “as per design” with no number
  2. Frame and skin: what the board is, and what the visible finish is
  3. Pelmet, bulkhead, and main ceiling listed separately if they are different builds
  4. Cut-outs for lights, AC, and the chimney, and who does the wiring
  5. Edge where the ceiling meets a wardrobe, loft, or tall unit
  6. Access for the AC filter, if we are boxing the unit
  7. Timeline and the 1-year workmanship warranty on the carpentry we built

The warranty covers defects in our joinery and finish. It does not cover a leak from the flat above, electrical failure, or a gypsum grid installed by another contractor.

How the work is sequenced

Follow the same process as the rest of our carpentry: free site visit (typically within 48 hours on working days), measurements, samples or a finish call-out, itemised quote, workshop or site build as the detail requires, installation, walkthrough.

A ceiling that belongs to a kitchen follows that kitchen’s timeline, often about 12–18 days after approval. A ceiling inside a 2BHK carpentry package sits in that package, which is typically measured in weeks — about 4–6 weeks for a full 2BHK — and is confirmed before the advance. We do not promise a one-day ceiling.

Payment on standard jobs is typically 40% advance, 40% on delivery to site, and 20% on handover.
